| المستخلص: | تلعب أسعار الأراضي دورا مهما في نمو وتوسع المدن وأن العوامل المؤثرة في تباين هذه الأسعار تختلف في أهميتها من منطقة إلى أخرى وعلى ذلك جاء هذ البحث تحت عنوان العوامل المؤثرة في تباين أسعار الأراضي في مدينة الخالص وإذ انطلقت مشكلة الدراسة وفق الصياغة التالية إن سعر الأرض في كل مدينة يتباين من منطقة أخرى وعلى ذلك تم صياغة مشكلة الدراسة وفق التساؤلات التالية: هل هناك تباين واضح في أسعار الأرض في قضاء الخالص؟ وما هي العوامل التي كان لها تأثير في تباين الأسعار في قضاء الخالص؟ إذ بينت نتائج البحث أن هناك جملة من العوامل أثرت في تباين أسعار الأرض داخل مدينة الخالص وكان أبرز هذه العوامل هو موقع قطعة الأرض والمنافسة في استعمال الأرض. The role of land prices in the creation and extension of cities is of significant importance, with the variables influencing the variability of these costs varying in their relative significance across different regions. This research was conducted to investigate the factors that contribute to the variation in land prices in the city of Khalis. The study problem was formulated based on the understanding that land prices differ across different regions. The following questions were formulated to address the study problem: Does a noticeable disparity exist in land prices within the Khalis district? What were the influential variables that contributed to the pricing disparity seen in the Khalis district? The findings of the study indicated that many variables influenced the fluctuations in land prices within the urban area of Khalis. Among these variables, the most significant element was identified as the geographical placement of the land parcel, alongside the level of competition in its use. |
