| 520 | |a ظهرت مشكلة الشغور السكنى في مصر كرد فعل لعوامل ومتغيرات متعددة، دفعت الكثير من السكان إلى تخزين العديد من الوحدات- بلغت ۱۱.۸ مليون وحدة سكنية عام ۲۰۱۷، تمثل ما يقرب من ثلث الرصيد السكنى في مصر- دون التقيد بقوانين أو تشريعات، ودون التقيد بنظم ولوائح التخطيط العمراني. لذلك كان من الضروري دراسة هذا الموضوع وإبراز حجم المشكلة الحقيقي من خلال محاولة إلقاء الضوء على محدداته، ومعرفة العوامل المؤثرة في هذا الشغور سواء إيجابا أو سلبا، ومعرفة أيا من تلك المحددات والعوامل الأكثر شيوعا وتأثيرا، بالإضافة إلى تحديد الآليات والحلول المختلفة للتعامل مع هذه المشكلة. ولتحقيق أهداف الدراسة؛ فقد اعتمدت الدراسة على بيانات المتغيرات الكمية والمكانية المحددة للشغور السكني في مصر، من خلال الاطلاع على ما هو متوافر من الدراسات ذات العلاقة بمجال البحث، ثم الدراسة الميدانية بالاعتماد على استبانة صممت لهذا الغرض، وتم تحليل بيانات الدراسة من خلال استخدام الأساليب الإحصائية اعتمادا على تحليلات الحزم الإحصائية للعلوم الاجتماعية SPSS، كما تم استخدام أسلوب التحليل الجيو- إحصائي، اعتمادا على تحليلات تطبيقات نظم المعلومات الجغرافية (GIS)، والتي تعتبر الوسيلة المثلى في عمليات التحليل المكاني للظاهرات الجغرافية. |b The problem of housing vacancy appeared in Egypt in response to multiple factors and variables, which prompted many residents to stockpile units (it reached 11.8 million housing units in 2017, representing one third of the housing increase in Egypt). Therefore, it was necessary to study this topic and highlight the real size of the problem by trying to shed light on its determinants, knowing the factors affecting this vacancy, whether positively or negatively, and specifying any of those determinants and the most common and influential factors, in addition to identifying the different mechanisms and solutions to deal with this problem. specifying To achieve the objective of the study, The study relies on the data of quantitative and spatial variables specific to the housing vacancy in Egypt, by looking at the available studies related to the field of research, then the field study based on a questionnaire designed for this purpose, and the study data was analyzed through the use of statistical methods based on analyzes Statistical packages for the social sciences (SPSS), and the geo-statistical analysis method was used, based on analysis of GIS applications, which is the ideal means in spatial analysis of geographical phenomena. | ||
