| المستخلص: | تعد الوظيفة التجارية من أهم الوظائف في المدن، إذ لا توجد مدينة بدون سوق تجاري يؤدي هذه الخدمة لساكنيها، ولقد هدفت الدراسة إلى توزيع الوظيفة التجارية في شارع أبو الطيارة في بلدية الدورة عن طريق تسليط الضوء على حجم هذه الوظيفة في هذا الشارع، وتحليل التغير الذي طرأ على استعمالات الأرض التجارية ليس فقط في النواحي السكنية، وإنما في الجوانب المختلفة ونتيجة لنمو السكان في المدينة واتساعها وتطورها من النواحي الاقتصادية والاجتماعية؛ فقد ازداد حجم الطلب على الخدمات التجارية؛ لذا فقد تركز البحث على مظاهر التخصص الوظيفي في شارع أبو الطيارة ودور النشاط التجاري في إشباع حاجات سكان المنطقة والمناطق القريبة منها، ولقد توصل البحث إلى أن دور العوامل الجغرافية عملت بشكل ملحوظ على نمو وتطور الوظيفة التجارية في شارع أبو الطيارة إذ برز التغير والتنوع في هذا الشارع الذي يقدم فيه السلع والخدمات التجارية كافة، وخلق فرص عمل متعددة للسكان والمناطق القريبة منها، فضلا عمَّا أدى إليه هذا التطور من إظهار مشكلة أثرت في خصوصية المنطقة السكنية في شارع أبو الطيارة؛ فقد تحولت من منطقة سكنية إلى منطقة تجارية، مما أدى إلى الضغط على خدمات البنى التحتية، فضلا عن الاختناقات المرورية التي يسببها الشارع التجاري في شارع أبو الطيارة مثل وقوف السيارات على الأرصفة إلى جانب المشاكل البيئية الأخرى. The commercial job is one of the most important businesses in the cities as there is no city can exist without commercial markets to offer service to its inhabitants. This study aims to distribute the commercial function in Abu Tayara Street located in the municipality of Al-Dora by highlighting the size of such businesses in this street. It focuses on analyzing the change that has occurred due to the usages of the commercial land not only in the residential areas, but also in various aspects associated with the growth of the population in the city. Both expansion and development of the economic and social aspects in the area have increased the demand for commercial services. So, the research focuses on the aspects of functional specialization in Abu Tayara Street and the role of social activities in meeting the needs of the residents in the area and the surrounding neighborhoods. The research concludes that the geographical factors have significantly increased the growth and development of the commercial function in Abu Tayara Street. Change and diversity within this street have offered all commercial commodities and services, and have created multiple job opportunities for its residents as well as the nearby areas. In addition, the development in Abu Tayara Street has led to a problem affecting the privacy of this residential area by shifting it from being a residential area to a commercial area, This situation has caused pressures on the infrastructure services and traffic because of the commercial movements in Abu Tayara Street such as parking cars on the sidewalks and the environmental problems. |
