| المستخلص: | تعد العشوائيات أحد أهم المشاكل التي تعاني منها مدينة بغداد عامة ووحدة بلدية بغداد الجديدة خاصة، حيث كان لخصائص منطقة الدراسة دورا بارزا في نموها السكاني وظهور المناطق العشوائية فيها خاصة وإن المنطقة تعاني من أزمة سكنية تتمثل في قلة عدد الوحدات السكنية مقابل عدد الأسر فيها، ومع ارتفاع أسعار الأراضي ومستوى الإيجار وما رافقه من غياب للقانون الذي أعقب سنة ٢٠٠٣، أصبحت منطقة الدراسة واحدة من أكثر بلديات مدينة بغداد احتواءا للعشوائيات التي أخذت تملأ البنايات المتروكة وتستحوذ على الأراضي الشاغرة الزراعية منها والمخصصة للاستعمالات المختلفة والتي لم ينفذ تصميمها الأساس لحد الآن، وأظهرت الدراسة عن وضوح معالم هذه المشكلة وأهمية دراستها فهي ليست مجرد مساكن عشوائية متناثرة ومنتشرة هنا وهناك، إنما هي ظاهرة واضحة وكبيرة بمساحتها وعدد أسرها وعدد وحداتها السكنية، مما ينذر بمشكلات وآثار لها في استعمالات الأرض وخاصة استعمالات الأرض السكنية.
